Gem Rentals LLC, a real estate investment company plans to develop 10 Mobile Home Parks (MHP) over the next 5-7 years.
Getting investors to put in the early equity funds needed to make a development happen is the hardest part of putting together a real estate syndication. Once the land is purchased and the entitlements are complete, raising additional equity is much easier. We need investors committed early on to get the property under contract, then the entitlements are obtained, then the land purchase is completed at which time the early investors funds are deployed.
Bonus payments are limited to 1/3 of the total equity amount scheduled to be raised, or the amount needed to acquire the land.
Those investors designated as early investors will receive a 10% bonus of the amount invested. The 10% bonus will be added to the investors account when the funds are ready to be deployed. Interest at an annual rate of 6% accrues to the investors account from the time of deposit into the company’s investment account until the money is deployed, this interest is added to get the total investment at the time of deployment.
Deployment: Investors invested funds are deposited into the company’s investment account and held in reserve until used for the purchase of real estate for the development project (deployment of funds). After deployment bonus investors become series “A” preferred investors.
