The following homes are Typical of homes we have available for private lender / Investor Funding. We pay 8% interest with a 70/30 LTV or lower. (the maximum is 70% loan to 30% value). Loans are secured by first liens on real estate.

We have three most popular programs:
(1) Making direct loans on a specific property. The private lender (you) lend on a particular property, The interest rate is 8%. Payment can be interesting only or amortized term loan. The lien is in the investor’s (lender’s) name. This is a managed program as we are the borrower from you and we take care of any problems with the home buyer paying.
(2) Direct sale of a note to you the private lender. You own the note. A third party loan servicing company is set up to collect and service the loan. LTV is usually 95%, loan terms are most often 20-30 years. 5- year balloon or escalating interest rates are often included in the note to shorten the duration of the loan by encouraging re-financing.
(3) Investing in a pool of loans, (for accredited investors) where the liens (mortgages) are held by Texas Home Notes LLC for the accounts of the investors. The interest earned varies between 7% and 8%. Interest paid quarterly. Works similar to the way a mutual fund operates. Loans are about 70% LTV; this a is a managed program.
Rentals: We hold some rental homes. In this case, we buy the house, repair and update the property thus increasing the value. We then rent it out. The lender (you) lends us our cost so we can buy another house (up to 70% of value). We hold most of our rentals for 5 to 7 years then sell them on Owner Carry Notes.

Owner Carry Note Houses:
In this case, we buy a house, we increase the value by doing some repairs and updating. We then sell the house with owner carry terms at 10% or higher interest. The lender (you) lends us our cost (up to 70% LTV), so we can buy another house.
