Plan 1: Earn 8% Interest On Savings or IRA’s With Real Estate Loans

Trust deed loan secured by a 1st lien Real Estate note.

  • 70% Loan to Value
  • 5 to 10-year term (balloon)
  • 30-year amortization principal and interest or interest only
  • Loan Secured by one of our Rental Properties
  • Loan Secured by one of our Owner Occupied Home
  • Loans can be funded by your IRA
  • Lien held in your name or your IRA name.

These Private loans are not securities if you are investing your own money in your own name, and thus anyone buy a mortgage note or make a private mortgage  loan.

The following examples are all no longer available but rather serve as real life examples of what these deals look like.

Example: Owner Financed: ….San Antonio 

front 4 flierRound Table House:  We are selling this property as an owner financed sale for $112,000. The new buyer will get a loan from us to finance the purchase. We will borrow from a private lender $74,000 to replenish our funds to buy more homes. You, as the private lender are paid by us, we collect from the home buyer. This is a managed loan from our view point as we are responsible to you for payment, not the home owner. Any nonpayment of loan problems are ours, not yours.

3/2 with 1,300+ square foot home.
Two car garage , remodeled, new appliances,  new kitchen.
Buyers payment estimated $1,260 a month, includes taxes & Insurance.
Loan to buyer will be about $107,000
Private investor loan: of $74,000 at  8% interest.
Minimum term five years, other terms negotiable.
Interest only loan with five year balloon would be $493 a month. ($74,000 X 8% = $5,920 interest per year) LTV 69.1%
This is the most popular program as the loans are made to us, they have a great LTV, they are secured and we take care of any problems that come up. This is the same loan a bank would make.

Example of a rental house

This gray house is a rental, we remodeled it, added to our rental inventory then took a loan on it to buy another house. We have a loan from a private lender just like you, for $60,000 paying 8% interest, amortized over 20 years with a 5 year balloon payment. Homes value iis $89,000(67% loan to value)

Plan 2: Lower Sales Price Homes, Higher interest rates, Shorter Terms Loans

Trust deed loan secured by a 1st lien Real Estate notes. These are lower price homes often sold as handy-man specials. These have shorter time frames. Call me to discuss these options.

  • 2 to 3 years’ interest only (balloon)
  • Or 6-year amortization loan
  • Owner occupied
  • Under $60,000 sales price
  • Loans from Private lender of $40,000 or less
  • Older homes in older neighborhoods

We sell the homes to owner occupants or hold them in our rental inventory. Your loan is to our company and we pay you.
This is an picture of a house we sold as a handyman special for $59,500 and carried the note at 10% interest. The new owner occupant remodeled the house. Increasing the value of the loan collateral.
These loans are popular with professional type people, doctors, dentist, lawyers, and the like. They want to earn higher returns and cheaper houses in lower valuation neighborhoods does not worry them.

Plan 3: You Buy One of Our 1st lien Real Estate Notes. For those who want more control.

These Private loans are not securities if you are investing your own money in your own name, and thus anyone buy a mortgage note or make a private mortgage  loan.

You purchase the Note.

    • 90% to 95% Loan to Value
    • First lien position
    • 10% interest rates
    • 20 or 30-year amortization
    • Owner occupied
    • Most homes of these homes where sold between $60,000-$112,000
    • Most are smaller, older homes in older neighborhoods.

In this case, you will be buying the note on a home we sold and carried the mortgage.
These are typical of this type home. Buying a note makes you the owner with all the responsibilities that come with that.

Plan 4: Multi-Family Equity Partnerships.

We offer Regulation 506C Real Estate Syndications for Accredited Investors and for Non-Accredited Investors Member Manged  Partnerships for investors located in Texas.  Investors who are interested in real estate syndications that invest in Multifamily, Mobile home parks or other commercial income producing real estate investments. These partnerships are set up as an limited liability companies (LLC) or as an LP.
When we have identified enough accredited investors to raise between $500,000 and $1,000,000 cash we then look for an income producing property to buy. This equity money is the basis for purchasing properties valued at three or four times the amount raised from investors. This program is for accredited or sophisticated investors.

Equity participation Syndications and partnerships example:

    • 6%-12%  interest rates.
    • 16%-20% over all return goal per year over the life of the project (Varies by project).
    • Multifamily, mobile home parks and other commercial income property projects.
    • 5 to 7 year investment duration.
    • Older properties are purchased for repositioning to higher values.
    • Risk is limited to investment amount.
    • Accredited or sophisticated investors or entities only.
