There are restrictions on what you can do with the real estate you buy… what types of precious metals, etc… and often the “custodian” of the Self-Directed IRA will have restrictions on what they think you can and should invest in.
The US Government created the Self-Directed IRA option to help investors take more control over their accounts while still getting the tax benefits. At the same time… they don’t want people setting up Self-Directed IRAs and doing whatever they want.
