2009 Get Started

2009 is here time to get started making some money. I planning on several projects for 2009 none clearly defined and only a few will make it past the planning stage. Here are my thoughts so far. I do hope you have some plans in motion. You can not make money just thinking about it.

Real Estate: I am looking around for a real estate deal, some thing with high and fast profit potential.

At age 60 I want faster returns. Some possibilities will be a rental mobile home park, a property that can be improved and sold, or one where I can leverage the property to get more money for another deal. I called on one today and checked out two more that I did not call on.

Limited Partnership: Another possibility would be a real estate limited partnership as loan money is tight, starting a LP would give me more cash to work with. I will talk with a few folks and see if there is interest.

Surplus: Buying at auctions is a good way to make cash so I will get on the auction house's mailing list and start checking the newspapers again. Mostly buy bigger items like fork lifts or high ticket items that will offer a good return with a minimum of labor.

Stocks: I am mostly in Ford at the moment, I plan to sell out at $3.00 and then reinvest in stock of companies with a high net worth and a low P/E ratios (under 10) and who have a high cash on hand position. Preferably companies with a history of paying out dividends. My guide is Forbes Magazine.

The Goal is a 20 % return in 2009.

Retail: I am a Internet retail merchant and will be expanding that. I may look at opening a close out store for six months or so to clear out inventory and free up cash. Depends on finding cheap rent for a good location. That is an oxymoron I think?

My goal is to increase my net worth $100,000 per year. That amount is a low goal for me. I did that last year and can do it again with out to much risk or undo effort. I could set the goal higher but after all these years I do not want to work to hard, besides I do not need the money except to do the next deal with. I know me, if I have more cash I will want to do more deals and that is like a snow ball, getting bigger and bigger as it rolls down hill. The big problem is with this economy there are just to many money making opportunities and deals, it boggles the mind.
