Jim's update this week

I did get my stock brokerage account opened and bought the following stocks, AIG at $20.14, BIOD at $5.25, AUTH at $2.56, F at $4.49 and WM at $3.33 all speculative and risky by the way. I'm slightly down for the week.

I looked at a foreclosure house, I am waiting for the paperwork from the Realtor in order to make a bid on it. It is appraised at $68,000 and will be listed between $39 and $45,000 because of the vandalism. It is a small 3 bedroom, one bath, no garage, large yard, needs about $10K of work. I will offer $36K and see what happens.

I have been shopping for a new phone service for my business and have chosen a VOIP service connected with a T-1 phone line. Cost combined will be about $750 a month, with unlimited LD in the US and Canada. This should save me about 30% over last years bills. The VOIP will allow me to grow my business without the LD phone bill growing to.

T-Mobil put up a new 150' cell tower on my office building parking lot, more rental income for this property. Gotta-love it, 5 year lease with 5 optional, 5 year extensions and a 3% yearly rent kicker. This is one of those "you got lucky" deals, yes but, If I did not own property I would not have gotten lucky. You can't hit home runs if you ain't out there swinging the bat, so step up to the plate, and do what ever you have been planning to do to get richer.

One more thing, I found a real estate investors magazine at the newsstand. Seems it has been out there for five years now and I missed it. If you are into real estate investing get yourself a copy, it's pretty good, gave me some ideas to chomp on.
