My money making projects this month!

Here are the projects I'm working on, as they play out I will update you here.

I own an office building in San Antonio, Texas it is currently financed with a SBA/Bank loan. The interest rate is very good 5.5% but it floats and has floated up to 8.5% in the past. I purchased the building in 2001 at the time it was empty. I rent out most of the building and have a cell tower lease on it. I started looking at refinancing the building on a fixed rate, 20 year loan rather then the variable rate loan I have today. Mostly because I think rates will increase next year by 3% as the fed starts fighting inflation again. It will be interesting to see what kind of deals are out there and what hoops they will want me to jump through in this very uncertain banking environment. I will keep you posted on the results. The building is available for sale at a 9% cap rate.

I am looking at a home for sale by owner (my favorite kind) he wants $80,000 the tax office appraisal is $77,500 and I will offer $65,000 cash. I would use it as a rental. If I finance it with 30% down I could rent it for $700 a month and get a positive cash flow of $228.00 that would be a 15% return on my $17,000 down payment. Assumes a 20 year loan at 7%. Or I could spruce it up and sell it for $90,000 and carry the note. I'll make the offer this week and see what happens.

I plan to re-open my stock buying account again and will be buying a few selected stocks. I should have it open in about ten days. It will give me new fodder to write about here on this Blog.

I am also testing a work at home plan for a retail web site to see if I can make it work this time. It will be retail products for sale web site with the manager working at home rather then at my office. I'll keep you posted. If I can make it work it would be a way to have more web sites with less overhead expense and a way for people to work from their home.

I will be meeting with a lady later this week who has $1,000,000 plus cash on hand and who is in need of some direction as to how to grow it and get richer. I will consult with her and let you know what plan we come up with. It will be interested to see what happens. Peoples attatude towards their money always amazes me. Separating “money the tool”, from “my money” is not aways easy to do.

We are testing an affiliate program for our retail web sites and may start paying a small commission to web masters. Retail profit margins for merchandise sold on line are pretty thin, but 4% or 5% might be doable. I would rather pay the individual web site owners then the pay for click big boys.

This web site is getting more visitors each week but few people are taking the time to register. You might recommend us to your friends, and sign up yourself if you haven't yet. Just think! One of these days this site will be huge and you can say you where there when. Besides you might get richer.

Well thats the mad plans for September so far, as you can see I'm a doer and doers don't talk it to death, they do it. I'll let you know how these deals work out.
